Everyone has their own unique situation and advising isn’t just about obtaining the mortgage needed right now but also helping people to put in place a plan so they can achieve their long-term goals. Perhaps because of your unique situation, now isn’t the right time to get a mortgage. It happens and you are not alone, but you need an adviser who can work with you to help you put in place the steps to get you to your new home, to give that security to you and your family, and move towards the dream. That is what I can do for you.

About Me

I qualified as a mortgage adviser in 2016 and throughout my career have specialised in various areas of the mortgage industry, initially working with first time buyers and specialising in housing schemes like shared ownership, then moving into working with people purchasing and refinancing properties, buy to lets, and rental properties and assisting large portfolio landlords with portfolio refinances. More recently I have specialised in adverse credit mortgages and complex income mortgages.

Now with a wealth of expertise, I am excited at the prospect of building long term relationships with my clients and their friends and families, helping them through each stage of home ownership, whether it’s that first step onto the ladder, or moving into the forever dream home.

Mortgage Process

Initial Call

  • Confirm a broad overview of your situation and what you need help with
  • Adviser confirms the level of service we can provide and highlights any important points you need to consider, and requests documents needed for next steps, like payslips,bank statements and ID

Affordability Discussion

  • You and your adviser will discuss your income and outgoings from the documents you provided, and decide on an acceptable budget for your monthly payments
  • Your adviser will guide you on what purchase price you can afford for your new home and likely mortgage rates
  • Your adviser will discuss insurances with you to confirm what you may need
  • You and your adviser will discuss additional costs you need to keep in mind like solicitors, stamp duty, advice and product fees

Product Recommendation Call

  • Your mortgage adviser will go through your best options for a mortgage and insurances based on the up to date and current rates and your specific needs and circumstances

AIP

  • Your adviser will apply to the best lender for you and obtain your agreement in principle

House Hunting

  • You find your new dream home using the budgets discussed
  • Place an offer through the estate agent and have your offer accepted by the seller

Application Submission

  • The lender checks your documentation and completes a valuation on the property you wish to buy
  • Your adviser will keep you updated on the progress, but the timeline on this varies widely from lender to lender, it could take 2 weeks or it could take 6 weeks to get to mortgage offer

Mortgage Offered

  • Lender agrees your mortgage offer – it’s important to maintain your financial position after this point until after completion, no changing jobs or signing up for a new car!
  • Your adviser will go through the mortgage offer with you and point out all the important parts, and answer any questions you have

Your Solicitors Turn

  • Instruct the solicitors if you haven’t done so already
  • Solicitors complete searches on the property
  • Solicitors speak to the sellers solicitors and complete their ‘enquiries’
  • They will ask you to sign mortgage deeds etc.

Exchange

  • Time to send your deposit to the solicitor – make sure the account details are accurate, and call the solicitors to check before sending – on the original number you instructed them on (scammers have been know to try to take advantage here)
  • You are now legally obliged to complete on the purchase
  • Insurances should be in place, your adviser will be able to confirm this for you

Completion

  • CONGRATULATIONS! It’s time to pick up your keys!
